Transparency first

How BidEstate works

A transparent, legally-sound auction process — from KYC to keys.

01

Complete KYC

Verify your identity with Aadhaar e-KYC and complete video verification. The entire process takes under 10 minutes and meets RERA requirements.

02

Browse properties

Explore verified, RERA-registered properties. Each listing includes legal documentation, floor plans, site inspection reports, and encumbrance certificates.

03

Place your bid

Our cryptographically-ordered bid engine processes bids in arrival order — no races, no last-second sniping loopholes. Every bid is timestamped and immutable.

04

Win & sign

Winners receive an instant MOU via Aadhaar e-sign. The seller countersigns within 24 hours. No physical presence required at any stage.

05

Safe settlement

Funds move through an escrow account. The platform holds payment until registration is complete. You get your money or property — never neither.

Questions

Frequently asked

Is BidEstate RERA compliant?

Yes. Every property listed on BidEstate is registered under the applicable state RERA authority. Seller RERA registration numbers are displayed on all listings.

What happens if the reserve price isn't met?

If the highest bid falls below the reserve price, the auction closes without a sale. No obligation is created for the buyer and no fee is charged.

Can I visit the property before bidding?

Yes. Each listing has a 'Request site visit' option. Visits are coordinated through our verification team and the seller.

What if two bids arrive at the same time?

Our bid engine uses a monotonic sequence counter per auction — the first bid to pass through the queue wins the sequence position. There is no ambiguity.

How quickly is the MOU executed after winning?

The MOU is generated instantly on auction close and sent to the winning bidder's registered email for Aadhaar e-sign within minutes.

What are the platform fees?

Buyers pay a 1% convenience fee on the final bid amount. Sellers pay a 0.5% listing fee. All fees include GST and are disclosed upfront.
